Mould, health and safety

What OREA can explain, when to seek healthcare advice, and where to find authoritative guidance.

Can damp and mould affect health?

Yes. Current government guidance says damp and mould can produce allergens, irritants, spores and other substances that can harm health, particularly affecting the airways and lungs. Risk and severity vary, and visible colour does not provide a medical diagnosis.

Who may be at greater risk?

Children, older people, people with respiratory or allergic conditions, weakened immune systems and some other health conditions may be at greater risk. OREA will never promise a health outcome from property work.

What OREA does

We assess the visible property problem within our service scope, consider likely moisture causes, quote treatment and suitable repairs, and can paint and decorate when the surface is ready. We do not provide medical diagnosis, laboratory mould identification, structural engineering or specialist damp surveying unless separately stated in writing.

Safe first step

Send a close-up and a wider room photo, explain whether there is a leak or condensation, and tell us if the problem keeps returning. Do not mix cleaning chemicals or simply paint over active mould.
