Clues that may point towards condensation
Growth around window reveals, cold external-wall corners, behind wardrobes or on a bathroom ceiling may worsen in colder months or after cooking, bathing and drying clothes. Window condensation and limited airflow are useful clues, not a final diagnosis.
Clues that may point towards a leak or water entry
A localised patch that changes after rain, appears below plumbing, spreads from a roof or ceiling line, or remains wet regardless of room use may need repair investigation before surface decoration.
What basic readings can and cannot do
Moisture and humidity readings add useful evidence when interpreted with the room and its history. They do not automatically identify a hidden pipe defect, structural damp mechanism or source behind an inaccessible surface.
Four details to send OREA
Send a close-up, a whole-wall image, the room name and the approximate time the problem has been present. Also mention rain, plumbing, window condensation, heating, extraction and previous treatment.
Choose the right professional
OREA can treat and restore suitable surfaces and complete agreed property repairs. If the evidence points beyond our quoted competence, we will explain whether a plumber, roofer, ventilation installer or independent damp/building specialist is the sensible next route.
